Parkway Overlook
SITE: Located near the Congress Heights Metro Station in Anacostia, Parkway Overlook comprises 9 buildings, divided into three clusters, spread across 7 acres.
PROGRAM: Though in sound structural condition, the buildings have deteriorated as a result of extended vacancy. The renovation program will provide strategic improvements and re-integrate this important site with the urban residential character and fabric of its Southeast Washington, DC community.
SOLUTION: The extensive site renovations include the repair and replacement of sidewalks, stairways, parking areas, and curbs, a new storm drain system and extensive new landscaping. Renovations to building exteriors will include new canopies over building entrances, new French balconies at existing living room windows, which will be retrofitted with sliding doors, and the replacement of roofs, gutters, and flashings. All windows will be replaced, and all units will be fitted with new washers and dryers. All bathrooms will be gutted and supplied with new flooring, tiling, fixtures, and appliances. All kitchens will be gutted and supplied with new cabinetry and Energy Star certified refrigerators and dishwashers. 13 handicapped-accessible units will be provided, and a new leasing office will be built.
