Webster Garden Apartments

SITE
Located in a residential neighborhood between Fort Totten and Petworth, Webster Gardens is a 52 unit apartment complex, one block from the Armed Forces Retirement Home (Old Soldiers' Home).

PROGRAM
Restoring the historic character of the property and preserving the affordable rents. Built in 1921, Webster Gardens is one of the earliest garden apartments in the District of Columbia, designed by the noted Washington Architect, Robert F. Beresford ,now registered on the National Register of Historic Places.

SOLUTION
The redevelopment of Webster Gardens has preserved the affordability of the property for a range of family incomes, provided upgrades in the infrastructure and safety standards, and provided new landscaping and lighting, and common spaces. In meeting the City’s building green environmental standards, all environmental hazards have been remediated and energy efficiency has been vastly improved. New community spaces, a computer lab and an on-site management office have been built to provide spaces for resident services.

AWARDS
Won the 2012 Housing Achievement Award for “Best Large Affordable Project” from the Housing Association for Non-profit Development (HAND) in addition to the Development of Distinction 2011 Award for Financial Innovation from the Novogradac Journal of Tax Credit Housing for both Webster and Fort View Apartments. Webster Gardens also received the Award for Excellence in Historic Preservation from the DC Office of Planning.
